How it works?
Whether the property is a home listed in MLS or a new home construction from a top builder, the seller typically offers to pay a brokerage commission to your buyer broker, and this commission is normally "built-in" to your negotiated sale price and paid to the buyer's broker at settlement.  Depending on purchase price, we will accept a reduced fee (buyer broker commissions are negotiable); and we will refund or rebate the difference to you when you settle on your home purchase. Cashback Realty.com gives you choice. You can select traditional full service where we will search for homes on your behalf, or you can conduct your own home search; and we will provide full service thru settlement. Either way, you will get a broker rebate when you purchase your home with us as your buyer broker. Not only can you get full service with no sales pressure, but you can save money in the form of a commission refund when you buy your next home. It is that simple! You can get a rebate up to 2% of the purchase price. Why leave all of that money behind at the settlement table? Buying a resale or existing home?
Resale Program: How it works.

1.Contact us with your search parameters, and we will have listings emailed to you or click on the "home search" link below to start your free MLS home search. Bookmark or add this page to the top of your "Favorites" for quick and easy access.

2. When you identify properties that you want to tour, please call our office so that we can arrange a private showing of the homes. When you identify properties that you want to inspect, please list the MLS number and property address of the property that you wish to view.  If you need any assistance with your home search, please contact us.

What we provide: 

  • We will make an appointment with the homeowner(s) to schedule a private home tour with you, and we will meet with you in person to show each house. (The listing agent represents the seller's interests; therefore it is not recommended that the listing agent show you the property, please let us show you each house).
  • If you have an interest in making an offer on any home, we will come to your home or office to write-up and then present that contract offer on your behalf.  We will negotiate to help you get the best deal for your home purchase.
  • We will provide full service thru settlement which includes comparable search/analysis prior to making an offer, coordinate and negotiate home inspections, walk-thru, and attend settlement with you.  

Please note that an agent from Cashback Realty.com will need to show you the listings and present all contracts on your behalf if you want to take advantage of our cash rebate offer! If the listing agent or an agent from another brokerage company shows you the property first then we may not be able to offer you a rebate or represent you for that particular property so please call us FIRST before you look at any homes. If you happen to visit an open house, it is important that you inform the listing that you are working with us and give them one of our business cards. (Please do not contact listing agent to show any properties as this could jeopardize your representation and rebate from Cashback Realty.com as it is best to always work thru your agent at Cashback Realty.com).

Rebate schedule for resales or existing homes:

$250,000 - $499,999 1% $2,500.00- $5,000.00
$500,000 - $999,999 1.5% $7,500.00 - $15,000.00
$1,000,000 - $10,000,000.00 2% $20,000.00 - $200,000.00

*Commission refunds or rebates assume that the listing broker (seller) is paying a 3% buyer's side brokerage commission. Rebates to be reduced or adjusted accordingly if seller pays less than 3%. (Example: rebates reduced 1/2% if seller pays 2.5%). Buyer(s) should be pre-approved by a lender with a pre-approval letter prior to viewing homes. Buyer will need to have a signed buyer broker agreement for our rebates to apply. If purchaser is obtaining new financing, purchaser should notify lender about broker rebate at loan application.  Resale rebate program is for resale properties in our service area in Virginia, Maryland and Washington, D.C.. In other areas, contact us if you would like us to refer you to an independent broker in that area. Rebates in other states are subject to referral availability as well as state law requirements.
