About Cashback Realty.com Hello,
my name is David Gorman. I started Cashback
Realty.com in 1999 as a real estate broker offering home buyer
rebate savings to home buyers. I have been in the real estate business
since 1987 (20 years) when
I started in the real estate business as a residential appraiser. I have appraised
and reviewed thousands of residential properties in Virginia, Maryland,
and Washington, DC since 1987. As a licensed
appraiser, I recognized that the real estate consumer was getting limited
choice and cost savings from the established
real estate brokerage industry so I started Cashback Realty.com
to provide home buyers a better choice as well as rebate
savings. I now concentrate my efforts as a real
estate broker to save home
buyers and sellers money in the purchase or sale of real estate. At Cashback Realty.com, we do things
somewhat differently to save you time and money. We can search for homes on your behalf and
email listings to you, or you can search for resales in the MLS
(multiple listing service) as well as new homes from top
home builders on
our website. Either way, just let us know which
listings or new home models that you would like to tour and
we will schedule a private viewing of the homes. Essentially, we can offer you
rebate savings and more efficient service with none of
the sales pressure so please don't buy the argument that you can't get good service and a
rebate because you can get both at Cashback Realty.com. At Cashback Realty.com, we streamline the process
so that you can save time and money in the transaction process
when purchasing a home.
At Cashback Realty.com, we share the real estate buyer
broker's commission with you on new home and resale home
purchases which reduces the cost of the real estate transaction
for your home purchase. Also, because the buyer broker's fees
or commissions are typically paid by the seller and built-in to the sales price, cash back or
rebates from your real estate broker are morally good because
such rebates are the principal method by which a buyer's
broker can negotiate or discount their commissions.
Buyer broker rebates are good for the consumer
because these rebates reduces the cost of housing for the consumer and
promotes healthy competition and innovation amongst real
estate brokers. Don't let anyone mislead you, the
"built-in" buyer
broker commissions are negotiable (not fixed) as rebates or cash back
from your real estate broker are
legally protected by federal anti-trust laws (U.S.A. vs
Kentucky Real Estate Commission - See D.O.J. press release click here).
In fact, the
Department of Justice has indicated that such broker to
buyer rebates are beneficial to the home buying consumer and
are "key to broker competition". The
Department of Justice, the Federal Trade Commission, HUD/RESPA, and consumer
advocacy groups
are all working to ensure that the home purchasing consumer pays
reduced costs in the home purchase transaction. Clearly,
cash back from your real estate broker is one way to reduce your home purchasing costs!
So why leave all of that money behind at the
settlement table, now that you can buy your home with
Cashback Realty.com? To schedule a private home
buyer consultation, please call 703.333.2055. The
Department of Justice has created a website to educate the
consumer about your buying or selling options as
"rebates make buying a home less expensive". http://www.usdoj.gov/atr/public/real_estate/rebates.htm
